پشت نمای آجری کلاسیک سال ۱۸۹۹، در بخشی درخت‌کاری‌شده از خیابان ۳rd Place میان خیابان‌های Court و Smith، واحد مسکونی شماره ۲ یک دوبلکس طبقات بالایی با تراس خصوصی روی بام است که نشان می‌دهد یک خانه ردیفی بروکلین چه قابلیت‌هایی می‌تواند داشته باشد. دفتر معماری Atelier New York Architecture با همکاری معمار، آناتول پلاتکین، ساختمان را تا اسکلت آجری و سنگی آن بازسازی کرد و سپس آن را به یک ساختمان کاندومینیومی دوواحدی تبدیل نمود؛ در قسمت پشتی نیز افزونه‌ای از فولاد و بلوک اضافه شد، در حالی که نمای خیابانیِ شاخص محله Carroll Gardens حفظ گردید.

رویکرد طراحی کاملاً سنتی است: باغچه‌ای محوطه‌سازی‌شده در جلو، پلکان ورودی با پرداخت براون‌استون و نرده‌های چدنی، سردرهای براون‌استون در قاب پنجره‌های Pella با روکش آلومینیومی، و یک جفت درِ چوبی شیشه‌دار که به ورودی خصوصی باز می‌شوند. در داخل، نرده‌های دستی گیلاسِ بازسازی‌شده مسیر پلکان خمیده اصلی را تا دوبلکس دنبال می‌کنند؛ جایی که ارتفاع سقف‌ها تقریباً ۹ فوت و ۹ اینچ است، کف‌های چوب بلوط روشن با تخته‌های پهن گسترده شده‌اند و نورپردازی توکار، خطوط طراحی را کاملاً تمیز و ساده نگه می‌دارد.

این دوبلکس چهارخوابه و سه‌حمام، ۲٬۲۱۸ فوت مربع مساحت دارد؛ با یک لابی ورودی خصوصی در طبقه همکف و دسترسی مستقل خود به بام. طبقه اصلی به فضاهای نشیمن اختصاص یافته است: آشپزخانه، کابینت‌های سفارشی از چوب داگلاس‌فیر رگه‌راست را با کانترهای Caesarstone، اجاق Bosch، هود XO و یخچال شراب ترکیب می‌کند؛ در حالی که یک بالکن ژولیت، فضای نشیمن و غذاخوری را به چشم‌انداز درختان باز می‌کند. حمام اصلی به شیرآلات Brizo Jason Wu و تجهیزات Duravit مجهز است.

جسورانه‌ترین حرکت طراحی در طبقه بالایی دوبلکس دیده می‌شود. درهای شیشه‌ای با قاب مشکی، از کف تا سقف، اتاق خواب اصلی را به تراس خصوصی ۲۰۶ فوت مربعی باز می‌کنند؛ و پلکان بخش الحاقی ساختمان به یک بام‌تراس خصوصی ۳۳۳ فوت مربعی می‌رسد که چشم‌اندازهایی از خط آسمان منهتن و مرکز بروکلین دارد. در مجموع، این خانه ۵۳۹ فوت مربع فضای بیرونی خصوصی ارائه می‌دهد. سیستم گرمایش و سرمایش با پمپ حرارتی Mitsubishi و ماشین لباسشویی و خشک‌کن داخل واحد، امکانات این خانه را کامل می‌کنند.

Behind a classic 1899 brick facade on a tree lined stretch of 3rd Place between Court and Smith Streets, Residence 2 is an upper duplex with a private roof deck that shows what a Brooklyn row house can become. Atelier New York Architecture, with architect Anatole Plotkin, took the building down to its masonry bones and rebuilt it as a 2 residence condominium, adding a steel and block extension at the rear while keeping the street presence that defines Carroll Gardens.

The approach is pure tradition: a landscaped front garden, a brownstone finished stoop with cast iron railings, brownstone lintels framing aluminum clad Pella windows, and a pair of glazed wood doors opening to a private entrance. Inside, restored cherry handrails follow the original curving stair up to the duplex, where ceilings reach approximately 9 feet 9 inches above wide plank light oak floors and recessed lighting keeps every line clean.

This 4 bedroom, 3 bath duplex offers 2,218 square feet, with a private entry foyer on the ground floor and its own bulkhead to the roof. The main level is devoted to living: the kitchen pairs custom quartered Douglas fir cabinetry with Caesarstone counters, a Bosch range, XO hood and wine refrigerator, while a Juliet balcony opens the living and dining space to the trees. The primary bath features Brizo Jason Wu and Duravit fixtures.

The design saves its boldest gesture for the upper level of the duplex. Floor to ceiling black framed glass doors open the primary bedroom onto a private 206 square foot terrace, and the bulkhead stair rises to a 333 square foot private roof deck with views of the Manhattan skyline and Downtown Brooklyn, for 539 square feet of private outdoor space in all. Mitsubishi heat pump heating and cooling and an in unit washer and dryer complete the picture.
