Quietly positioned above the building's private gardens, Apartment 2N is a beautifully renovated, south-facing alcove studio offering generous proportions, excellent storage and the rare convenience of having electricity, gas, heat and water included in the rent.

The home opens to a proper entry foyer with a large double closet and a renovated kitchen featuring stainless steel appliances, including a Liebherr refrigerator, Bosch dishwasher, American Range stove and built-in microwave. Dekton Tundra countertops and backsplash pair with crisp white cabinetry for a clean, contemporary finish.

The spacious living area allows for comfortable separation between sleeping, living and dining spaces. The apartment was previously configured as a one-bedroom and offers flexibility depending on how you choose to furnish the space.

Just outside the bathroom is a large walk-in closet/dressing room providing excellent additional storage. The renovated bathroom features large-format white tile, black-and-white Spanish accent tile, Kohler fixtures, a bathtub with glass partition, mirrored medicine cabinet and additional glass shelving.

The apartment may be delivered furnished, partially furnished or unfurnished at the same rent. Additional kitchen appliances and supplies may also be left or removed based on the tenant's preference.

One of the biggest benefits of 2N is that electricity, cooking gas, heat and water are included in the rent. The tenant is responsible for cable/internet service, with Spectrum and Verizon available.

The apartment is subject to co-op board approval. Applicants should allow approximately 4-6 weeks for the board review and approval process. Renter's insurance is required. Building move-in policies and scheduling requirements apply. Building pet policy permits cats; dogs are not permitted, subject to applicable law.

TENANT COST & FEE DISCLOSURE

The following fees are currently required by the cooperative/building and Domicile in connection with the sublet application:

Building application fee: $1,000

Credit Report / Civil Litigation Report fee: $290 per applicant

Move-in fee: $150

Refundable move-in deposit: $1,500

Domicile Digital Submission Fee: $85

Domicile Application Administration Fee: 5% of applicable building fees, excluding the Digital Submission Fee and Application Initiation Fee

Domicile Application Initiation Fee: $145 if the application is initiated by the applicant. If initiated by the agent/attorney, the separate initiation fee charged to the initiator is $90.

First month's rent and a security deposit equal to one month's rent are due in accordance with the lease.

The listing broker represents the owner. No broker fee is payable by the tenant to the listing broker. A tenant who independently retains their own real estate broker may be responsible for compensation pursuant to their separate agreement with that broker.

All building and management fees above are based on the current Domicile sublet package and are subject to the building's current requirements. Any applicable changes will be disclosed as required prior to lease execution.
