اقامتی خصوصی در یک طبقه کامل، جایی که معماری، ظرافت ساخت و نور در ارتفاعی مشرف بر آپر ایست ساید به هم می‌رسند.

زندگی در تمام طبقه هفدهم The Charles یعنی تجربه منهتن از هر چهار جهت.

این اقامتگاه شاخصِ گوشه‌ای با مساحت ۳٬۴۴۸ فوت مربع، با دقت به خانه‌ای چهارخوابه و چهارحمام تبدیل شده است؛ خانه‌ای با ورودی اختصاصی برای کارکنان و چشم‌اندازهایی رو به شمال، جنوب، شرق و غرب. آسانسور خصوصی مستقیماً به داخل خانه باز می‌شود و از همان لحظه نخست، حس حریم خصوصی و ورود باشکوه را به وجود می‌آورد.

در ادامه، پنجره‌های قدی و سقف‌هایی با ارتفاع بیش از ده فوت، فضایی باز و گسترده ایجاد می‌کنند؛ حسی که به‌ندرت در آپر ایست ساید یافت می‌شود. نور طبیعی در طول روز در خانه جریان دارد: صبح‌ها نرم و آرام، بعدازظهرها درخشان و با نزدیک شدن غروب، گرم و انعکاس‌یافته بر خط افق شهر.

در مرکز این اقامتگاه، مهم‌ترین تغییر معماری آن قرار دارد: برداشتن دیوار اصلی میان آشپزخانه و اتاق غذاخوری. نتیجه، سالن بزرگ و چشمگیری به طول بیش از ۵۰ فوت است؛ فضایی که در آن بخش‌های نشیمن، غذاخوری و آشپزخانه همچون محیطی یکپارچه و با ترکیبی زیبا در کنار هم شکل گرفته‌اند.

مقیاس فضا چشمگیر است، اما حال‌وهوای آن همچنان صمیمی باقی می‌ماند. خطوط دید ممتد، چهار جهت نورگیری و ارتباط روان میان اتاق‌ها باعث شده‌اند این خانه هم برای مهمانی‌های باشکوه مناسب باشد و هم برای زندگی روزمره.

درون این سالن بزرگ، آشپزخانه حضوری معماری‌گونه و مستقل دارد. جزیره‌ای بزرگ و دیوارپوش مرمری، فضا را شکل می‌دهند و عناصر چوب گردوی سفارشی، گرما، غنا و حس ماندگاری به آن می‌بخشند. تیرها و ستون‌های سازه‌ای با سنگ مرمر پوشانده شده‌اند، جزئیات سفارشی سقف به فضای بالای سر عمق می‌دهند و مبلمان و کابینت‌های توکار، به‌طور اختصاصی برای این اقامتگاه طراحی شده‌اند.

نورپردازی همچون امتدادی از معماری در نظر گرفته شده است. نورهای توکار، نورپردازی مخفی، چراغ‌های سقفی، نورپردازی تیرها و روشنایی یکپارچه با عناصر چوبی، لایه‌های گوناگونی از فضا و حال‌وهوا را در سراسر خانه ایجاد می‌کنند و در عین تکمیل نور طبیعی فراوان، با آن رقابت نمی‌کنند.

فناوری در این خانه حضور دارد، اما عامدانه از دید پنهان نگه داشته شده است. سیستم خانه هوشمند Savant عملکردهای اصلی اقامتگاه، از جمله گرمایش و تهویه مطبوع مرکزی، را کنترل می‌کند. سیستم Lutron نورپردازی و پرده‌های موتوردارِ شرکت The Shade Store را مدیریت می‌کند؛ همچنین یک سیستم صوتی حرفه‌ای Sonos برای سراسر خانه و صدای فراگیر، با بلندگوهای توکار سقفی و تجهیزات ممتاز Integra و Marantz، نصب شده است.

Living on the 17th Floor at The Charles

A private full-floor residence where architecture, craftsmanship and light converge above the Upper East Side.

To live on the entire 17th floor of The Charles is to experience Manhattan from every direction.

Spanning 3,448 square feet, this remarkable corner residence has been thoughtfully reimagined as a four-bedroom, four-bathroom home, dedicated service entrance and exposures to the north, south, east and west. A private elevator opens directly into the residence, establishing an immediate sense of privacy and arrival.

At the center of the residence is its most transformative architectural gesture: the removal of the original wall separating the kitchen and dining room. Within the great room, the kitchen assumes an architectural presence of its own. A substantial island and marble backsplash anchor the space, while custom walnut millwork introduces warmth, richness and a sense of permanence. Structural beams and columns have been wrapped in marble, custom ceiling treatments add depth overhead, and built-in furnishings and cabinetry have been designed specifically for the residence.

Lighting is treated as an extension of the architecture. Recessed, cove, ceiling, beam and millwork-integrated illumination create layers of atmosphere throughout the home, complementing the abundant natural light without competing with it.

Technology is present but intentionally discreet. A Savant smart-home system controls the residence's primary functions, including heating and central air-conditioning. Lutron manages the lighting and motorized shades by The Shade Store, while a professionally installed Sonos whole-home audio and surround-sound system incorporates ceiling-recessed speakers and premium Integra and Marantz components.
