Welcome home to this beautifully restored, 20-foot wide three-story 1899 Federal-style three-family townhouse on one of the sweetest residential blocks in all of Carroll Gardens. This meticulously redesigned, fully gut-renovated home seamlessly combines historic architectural character with modern living.
The entire building underwent a complete renovation in 2009, at which time all electrical and plumbing systems were replaced. The garden level was excavated and fully finished. The rear wall was rebuilt. 15-foot extensions were added to the parlor and garden levels. The roof and most major systems were replaced or updated, wood-clad Andersen windows were installed in all units, and natural hardwood floors were installed throughout.
The owner's duplex spans the parlor and garden levels and is organized around spaces that set it apart from any comparable Brooklyn townhouse on the market.
The parlor floor centers on a generous living room anchored by a working fireplace with a restored brick mantle. Wide-plank solid hardwood floors run throughout, and deep crown molding and original interior shutters on the street-facing windows speak to the building's 1899 bones. The primary bedroom is on this floor as well, quiet and well-proportioned, with leafy views through a pair of double-hung windows. The full bathroom has radiant heated floors, a glass-enclosed corner shower, soaking tub, dark walnut vanity with marble countertop, and subway tile with black mosaic border detailing.
The kitchen is the architectural centerpiece of the home. Built within the 2009 rear extension, it sits beneath a full cedar-framed Four Seasons glass roof: a continuous skylight structure that floods the room with natural light and opens onto views of the garden below. The island seats four and is topped with unpolished Carrara marble. Cabinetry is Merillat solid wood in a warm cherry finish. Appliances include a Bosch range and built-in microwave, Bosch dishwasher, and LG French door refrigerator. Radiant heat is in the kitchen floor, and Andersen patio doors open directly onto a private deck outside.
The garden level adds a second full floor of living space with a character entirely its own: polished concrete radiant-heated floors, whitewashed exposed brick, a second fireplace (decorative), and Andersen patio doors opening to a private rear yard with brick pavers and established plantings. The full width of the building at this level gives it the quality of a loft within a townhouse. Washer/dryer in unit. Central air throughout; compressor replaced in 2025.
Units 2 and 3 are market-rate rentals on the upper floors, and they retain the original architectural character of the 1899 structure. Both apartments feature original plaster crown molding, raised panel wall molding, arched interior doorways, solid hardwood floors, and wood-clad windows framing treetop views over Nelson Street and the backyard. The kitchens have Merillat solid-wood cabinetry, marble countertops, subway tile backsplashes, and stainless appliances including gas ranges and Bosch dishwashers. Bathrooms are finished in white subway tile with black border detailing, dark vanities with marble tops, and hex mosaic floor tile. Each unit has independent heat and hot water, two thermostat zones, French doors and large, well-proportioned rooms with generous ceiling heights. Both units are leased at full market rate.
192 Nelson Street sits near Carroll Park, one of Brooklyn's oldest parks, which functions as the neighborhood's living room: bocce courts, a dog run, playgrounds, and summer movie nights. Lucali is on Henry Street. Frankies 457 is around the corner. Court Street Grocers, Buttermilk Channel, Ugly Baby, and Cafe Spaghetti are all within a short walk. Caputo's and Mazzola Bakery have been here since 1904 and 1928, respectively, and show no signs of stopping. The International School of Brooklyn, one of the city's leading dual-language sc
