The generous, well-proportioned living room features three East-facing windows, while the spacious sleeping alcove has its own East-facing window and comfortably accommodates a king-size bed. Natural light is not an issue, especially in the mornings. There is another closet right next to the bathroom, bringing the total to three.

The kitchen was partially updated and equipped with stainless steel appliances, with no shortage of cabinetry or countertop space. The recently renovated bathroom is the gem, featuring a clean, contemporary design, a sleek glass-enclosed shower, crisp white fixtures, and stylish black accents. The floors are in very good condition, and one well-functioning A/C unit is included with the sale.

Apartment 2B offers an unusual degree of privacy and quiet: there is no residential unit directly below, and only one neighboring apartment on the side. Monthly maintenance includes all utilities except electricity. Internet/cable choices are Fios or Optimum. Not only can this unit be purchased with just a 10% down payment, but the sublet policy is also one of the best among local Kensington co-ops.

It is hard not to appreciate the impeccable condition of the ultra-modern lobby, hallways, elevator, and mailroom. There is a common laundry room in the building and a friendly live-in super. Live just off Cortelyou Road, in the Kensington/Ditmas Park vicinity, with quick access to dining and entertainment options. Choose between the Q or F trains for a very reasonable commute to the city or the beaches. An express bus stop is just a few blocks away on Cortelyou Road as well. This is a "cats-only" building (Emotional Support Animals and Service Animals are exempt from this restriction). Come to the kind of space that will make you wonder why you were looking elsewhere to start with!
