A rare full-floor, three-bedroom condominium residence occupying the entire second floor of an 1857 Italianate townhouse on the 400 block of West 20th Street, one of New York's most graceful residential streets. With 1,200 interior square feet and a private south-facing terrace, the residence was fully reimagined in 2025 through a year-long, taken-to-studs renovation, with architecture by Graphite Architecture Studio and interiors by JOIA. Directly across the street, the gardens of the General Theological Seminary form the home's unbroken northern view.
The renovation strikes a careful balance between preservation and transformation. The floor plan was reorganized for true north-south light and the original fireplace surrounds were preserved. Period crown molding was kept and extended with bespoke new millwork, abundant closets, and four custom ceiling medallions.
The material palette is restrained and consistent throughout: aged and antique brass on every fixture and sconce, Visual Comfort lighting, Lutron Claro switches, and Emtek French-brass door hardware. The primary bath is finished in checkered black-and-white marble underfoot. A Bosch washer and dryer is installed in-residence.
The 1857 building is a boutique five-unit condominium within the Chelsea Historic District. Common charges and taxes are extremely low. The High Line, Hudson River Park, Chelsea Market, and the Whitney are minutes away.
