MAISONETTE 1B

A private entrance with keyless access, discreetly located off charming Horatio Street, opens directly into the maisonette. The residence presents a bright, open layout with northern and southern exposures, bathing this airy sanctuary in natural light throughout the day. At night, Lutron-dimmed recessed lights, a crystal-draped chandelier, and a sculptural “flying carpet” of LED mesh cast a warm, ambient glow throughout the interior.

Soaring 11-foot ceilings, adorned with modillion and rosette crown molding, lend an impressive sense of volume, complemented by dramatic oak herringbone floors. The living space is anchored by the original brick fireplace, a defining architectural feature that will be outfitted with a clean-burning, ventless flame system. A coat closet off the entrance and a large custom built-in window bench offer multiple storage options.

During construction, the former galley kitchen was reimagined as an open-concept, seamlessly flowing into the living area. A large island with seating for two and internal storage now serves as its centerpiece. With meticulous attention to detail, the kitchen is elegantly finished with marbled quartz countertops and a mosaic penny tile backsplash, abundant shaker-style cabinetry that extends to the ceiling, and gold knurled hardware. Brand-new stainless steel appliances including a 34-bottle wine cooler complete this culinary space.

HORATIO ARMS

Horatio Arms is an intimate five-story prewar elevator co-op situated at the corner of Horatio and Washington Streets, where historic West Village meets the Meatpacking District. What is now 92 Horatio originally consisted of five separate buildings, which were combined in the 1920s, with the earliest constructed in 1871 by prolific 19th-century architect William Jose.

The building boasts a newly restored ground-floor façade, designed by acclaimed architectural firm Still Projects and its principal, Peter V. Storey. The renovation pays homage to the character of the surrounding neighborhood and the building’s original aesthetic, with rich brownstone stucco, black steel decorative window guards, and a handsome mahogany entrance.

A live-in superintendent provides added security and day-to-day assistance. The building provides bike and common storage for rent.
