This extraordinary, one-of-a-kind loft has been meticulously designed and renovated by Mexico City based Productora Architects, and offers bespoke, high-style design and custom finishes. Originally an artist’s studio, the loft was thoughtfully converted to a one bedroom/one bath home, with a grandly scaled open living space. It is bathed in southern and western light through oversized windows that overlook the building’s two tranquil courtyards.
The expansive great room offers remarkable versatility, with ample space for multiple seating configurations, including a large living space and generous dining area, as well as a sleek open kitchen. Double doors opening to the peaceful common courtyard visually extend the living space, offering a connection to the outdoors rarely found in Manhattan.

Additional features include a stainless-steel sink, a sculptural matching hood, and premium appliances: Fisher & Paykel refrigerator and deep drawer-dishwasher, and a Miele oven. An appliance garage and a combination washer/dryer machine complete the thoughtfully designed space.
The serene primary bedroom is enhanced by a custom built-in headboard and a cleverly designed closet system. The bathroom is finished in terrazzo tile and equipped with a Toto washlet (bidet) toilet. Steel framed clerestory windows with wire-glass lend a refined, utilitarian edge, echoing the building’s artistic and industrial heritage.
A locked 15' x 12' basement storage room - complete with built-in shelving - is available for use with the home, offering extensive additional storage space.
140 Sullivan Street is one of Soho’s oldest artist-founded cooperatives, yet is not an A.I.R. building. Located on the quieter, western side of Soho, this prime location borders Greenwich Village and the West Village, close to all of Downtown’s best dining and shopping amenities and convenient to multiple transportation options. This Renaissance-Revival six-story loft building was designed and built in 1891 by Louis F. Heinecke for Ernest H. Friedrichs, a manufacturer of artists’ materials. Friedrichs used this unit as his private office, while the adjacent courtyard once served as a lumber yard. In 1910 an early movie theater opened in the building, and after housing a variety of other businesses, it was later converted to a boutique cooperative, uniquely comprised of 3 buildings surrounding 2 common courtyards.
